Free form. A quitclaim deed is sometimes called a quick claim deed or quickclaim deed. It is used when a person who might have a claim to real estate (the grantor) transfers any and all all ownership rights to the grantee. It can be used in the sale or gift of real estate, but it is frequently used in divorces when one spouse gives up any and all community property rights to the property, or in probate when an heir gives up any and all inheritance rights.


Use the RTF (word processing format) if you need to make changes to the form before filling it out, such as adding additional room for legal description, additional names of signatories, or additional details. Be aware that changing the language on some forms may affect their validity and enforceability.
