A quit claim deed signs away any and all rights you have to the property PERMANENTLY. There is no such thing as a "temporary" deed. You cannot change your mind later. The person or company you add will have to sign off on any changes.
Be sure you understand possible side effects.
These forms are for use only in simple situations. If you cannot easily answer any of the questions, do not use the wizard. Instead, call a lawyer or read about your options at the Law Library.
You will need the following information from the current deed:
If you do not have a copy of the current deed, you should obtain one from the County Recorder’s office before you fill out this form. Most deeds are one to two pages and currently cost $1.00 per page in Sacramento County.

Owners of property can choose different forms of title. The forms of titles affects who can control and sell the property, and who inherits the property if one owner dies.
Usually. especially where there are multiple owners, you will find a form of title written on the old deed, right after the names of the people who became owners (grantees). For example, it could say "Bob Roberts, a single man" or "Jane Jones, Frank Smith, and Kit Smith, as tenants in common with 1/3 interest each."
Sometimes there is no title included on the deed. If there is NO form of title, select "No." If there is a form of title, select "Yes." If the party is not on the deed, check "Party not on deed." The next question will let you enter the form of title, if any.
If you already own the property and are just adding someone to title, you MUST list your own name in the Grantee section or you will lose all rights to the property.
This list contains the most common forms of title, and are legal. Choose the form of title the new owners intend to use.
If the property is being transferred into a trust, select "as trustee of the."
If none of these are appropriate, use the "other field." For example, there is no option for "limited liability company," so if that applies, type it in "Other."
Indicate whether you will be typing the Legal Description here, or attaching a copy.
Documentary transfer tax is paid on all transfers of property unless the transfer falls into an exception. There are a number of exceptions available, such as gifts, property divided in divorce, and transfers into or out of trusts or after an owner dies. Sales, debt forgiveness, or exchanges of most kinds are NOT exempt. See "Transfer Tax Exemptions" from the Sacramento County Clerk/Recorder's office for more information.
Generally your Documentary Transfer Tax is calculated based on the value of the property you are purchasing, but in situations where you are taking over a foreclosed home, you may be able to subtract any existing mortgages and liens from this value.
This is a $75 fee that applies when Documentary Transfer Tax does not. It raises money for affordable housing programs. There are a few exemptions from this fee.
